How Moldmap SensiScore™ works

SensiScore is an overall modeled comparison based on the property, climate, environmental, and area-level information currently available to Moldmap. It is not an indoor measurement, inspection, safety determination, or prediction of how you will feel.

What goes into SensiScore

SensiScore focuses on conditions that make moisture problems more or less likely. Climate moisture and flood exposure set the starting point, and building age can reduce the climate part. Area-level context and listing ratings are smaller adjustments.

  • Climate moisture

    Long-term humidity and rainfall for the area: dew point during the most humid season and average annual precipitation. Humid, rainy climates raise potential concern.

  • Flood exposure

    The FEMA flood zone for the property and historical National Flood Insurance Program claims in the surrounding ZIP code.

  • Building age

    Construction year, or a more recent renovation year when public records include one. Newer buildings lower climate-related concern, and that benefit fades faster in humid climates. Building age does not offset flood exposure, and an unknown age receives no newer-building credit.

  • Area-level context

    Median household income for the ZIP code (or a wider area when ZIP data is missing), used as a rough proxy for upkeep. It is a small adjustment and is not an assessment of this property.

  • Third-party listing ratings

    A large volume of low Google or other business-listing ratings can lower SensiScore slightly. High ratings never raise it.

Not every input is available for every property. When Moldmap has neither climate nor flood information for a location, it shows Not Enough Data instead of a level. Data coverage shows how many relevant model-input categories are available for this property. It does not indicate accuracy, certainty, safety, or indoor conditions.

What does not change SensiScore

  • Moldmap member reviews and check-ins

    Self-reported experiences are shown on the property page for context. They do not change SensiScore.

  • Owner-provided features

    Disclosures such as air purification or fragrance policies are shown separately. They do not change SensiScore.

  • Nearby environmental hazards and outdoor air

    Distances to sites such as Superfund sites or power plants, and nearby outdoor air readings, are shown separately. They do not change SensiScore.

  • Paid placement

    Sponsored listings do not affect SensiScore.

  • Your personal sensitivities

    SensiScore is the same for every visitor. It does not adjust for your health history or sensitivities.

How to read SensiScore levels

Moldmap shows SensiScore as a written level rather than a number. Levels compare properties using the same inputs. They do not describe measured indoor conditions. SensiScore levels are part of Premium; data coverage is shown to everyone.
